Architecture work: from concept to design
Architectural projects are processes that require a comprehensive and meticulous approach if the client’s dreams are to be realized. Therefore, from the conception stage to completion, a firm of architects and interior designers becomes the most trusted team for homeowners, providing them with expert guidance every step of the way.
Beginning with a thorough needs and goals analysis, these interior design professionals work closely with clients to understand their vision, style and functionalities they wish to integrate inside and outside the home. From there, a planning and design process begins, where different options are explored and a unique concept is created that balances aesthetics, ergonomics and technical feasibility.
During the execution phase, a team of experts closely monitors the construction, coordinating the various stakeholders to ensure quality and on-time delivery. From the selection of materials to the final details, the interior design studio will be in charge of maintaining and ensuring that every element aligns with the original vision of the project.
With an excellence-oriented approach and careful attention to detail, at Molins Design we create unique spaces for our clients. Do you want to know how we divide the phases of a technical architecture project? Take note!
Fases proyecto arquitectura Molins Design
1. CONTACT WITH THE COMPANY
In this first phase we dedicate ourselves to understand what is your idea, what type of house you want to project, what plot we have and what are its topographic plans. Here we also make a first compilation of information to understand the project and its scope. Therefore, it is of vital importance to attach the urban plan of the area and to know what can be done.

2. ECONOMIC ESTIMATION
Any architectural pre-project has a first economic estimate. That is to say, an acceptance on the part of the client of the fees that the project will require. This document details the estimated economic valuation of what the execution of the work will entail, highlighting the architectural fees, the interior design project and even the engineers who will intervene during the construction process.

3. DATA COLLECTION
This third stage of an architectural project sets the technicians in motion to generate the necessary documentation of the proposal and to have the maximum detail and information at the time of designing the proposal. We are talking about the creation of plans, geotechnical tests, collection of plant elements in the area, information on whether aquifers pass over the land, etc.
At this point, it will also be vital to know your needs. That is to say, to know the style that you want to achieve in your home and to make a compilation of images to know what type of house you want to design.

4. PROJECT DEVELOPMENT
Once the basic development of an architectural project begins, topographies are analyzed, sections and volumes available in the space are seen. But, also, a first interior design proposal is made, in addition to agreeing on the exterior volumetry and requesting the corresponding licenses from the city council.

5. DEVELOPMENT OF THE INTERIOR DESIGN PROJECT
While awaiting the corresponding licenses to start with the execution of the work, the interior design project is being developed in parallel. In this fifth phase, all areas of the house, floors and spaces are addressed at a functional level. That is to say, a proposal of distribution in plan and elevation plans is made. In addition, it is time to make the choice of materials to decorate the house.
It is at this stage of the project when the installations (air conditioning, heating, home automation, etc.) that the single-family house will have and where they will be placed are also addressed.

6. DEVELOPMENT OF THE EXECUTIVE PROJECT
In the sixth phase, a project dossier is drawn up with all the information gathered. A document that serves to explain to all the teams involved how the project in question should be. And then the execution of the work begins.

7. DEVELOPMENT OF THE LANDSCAPE PROJECT
Finally, important issues such as swimming pools, perimeter enclosures, pergolas, etc. are addressed here. That is to say, the perimeter and exterior elements of the house are determined, how they are going to be and where they are going to be placed.

8. RENDERING OF THE HOUSE
In phase eight comes the rendering of the space, that is, the visualization in three dimensions of the domestic space. In any architectural project, this part is essential to create a visualization prior to the execution of what is the physical space at the material level. Therefore, it is a very good tool to put on the table all the points worked on and to contrast if what has been agreed meets the requirements and expectations of all the teams.

9. ECONOMIC VALUATION
The final budget of the intervention is based on the project dossier created during the development phase of the proposal.

10. PROCESSING OF LICENSES AND MANAGEMENT OF FEES
When carrying out an architectural project, it is important to take into account the different taxes and associated fees. As well as the costs related to supplies and urban planning and waste management bonds.
Remember that taxes, fees and costs may vary according to geographic location and local regulations. Therefore, it is advisable to consult with municipal authorities and specialized professionals to obtain accurate and up-to-date information on the specific requirements and costs related to each architectural project.

11. CONSTRUCTION MANAGEMENT, QUALITY CONTROL, PROJECT MANAGEMENT
The construction management, quality controls, the final construction report and the housing license are essential elements in the development process of an architectural project. In this last phase, Molins Design carries out different actions to ensure excellence at each stage. In addition to providing its clients with the peace of mind of an impeccable and legally backed result.

What is the duration of an architectural project?
At Molins Design, the duration of an architectural project is never exact and may vary depending on the proposal or domestic space to be built. Even so, and being very aware of the importance of meeting the established deadlines, our team is committed to carry out all phases of the architectural project with efficiency and dedication.
The initial project and documentation stage, where a detailed analysis of the needs is made and the architectural concept is elaborated, is carried out in a period of approximately 4 months. During this time, we seek to find harmony between design, functionality and the client’s wishes.
Once this phase is completed, the executive phase begins, which involves the supervision and coordination of the construction. This process usually takes up to 12 months, where the Molins Design team works closely with contractors and suppliers to ensure flawless execution.
